Make sure your realtor represents you as a Buyer's Agent When considering building a new home, patio home, townhome, condo, or or buying a spec home make sure to have your own agent represent your interests. The sales person in New Sales offices represents the builders interests. A Buyer's Agent does the following for a buyer: 1. Dealing honestly and fairly; 2. Promoting the Interests of the buyer; 3. Acts as an Advocate; 4. Loyalty; 5. Confidentiality; 6. Accounting for all funds; 7. Skill, care, and diligence in the transaction; 8. Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing; and 9. Disclosing to potential sellers all adverse material facts actually known by the buyers agent including the buyers financial ability to perform the terms of the transaction and, if a residential property, whether the buyer intends to occupy the property.
